Some items will have reserves. Reserve Statuses are turned on the morning of the auction closing. Even if an item has a reserve, the important thing is to be the high bidder and Property Peddler will negotiate all non sold items after the auction if it is an item is at or above a $200 value. Basically, the high bidder wins the spot for negotiations.
